Lagos Issues Final Notice to Estates Operating Without Approved Layout Plans

The Lagos State Government has delivered a final caution to real estate developments in the state that are functioning without duly approved layout plans.

The Commissioner for Physical Planning and Urban Development, Dr. Oluyinka Olumide, who carried out an on-site warning and awareness exercise across parts of the Eti-Osa axis on Tuesday, explained that this last notice followed the end of the grace period earlier given to all identified estates to update their planning documents.

He noted that the State Government had consistently stressed the importance of securing proper approvals before any estate promoter undertakes land partitioning, sales, or building activities.

He added that the affected estates had continued to disregard planning requirements despite earlier notifications, emphasizing that the government would no longer accept developments that undermine structured and sustainable urban expansion.

Demolition Of Unsafe Structures At Trade Fair Complex

The Commissioner restated that the final one-week notice given to defaulting estates was the last chance for them to present their layout plans and obtain the required approvals.

He pointed out that once the deadline passes, the government would enforce necessary penalties, which could include significant fines or demolition, depending on the severity of each violation.

Dr. Olumide encouraged the public, particularly potential homebuyers, to always confirm the planning approval status of any estate before making payments, stressing that proper verification is crucial to prevent financial losses.

The Lagos State Government reaffirmed its dedication to upholding planning regulations to protect the environment and maintain organized development across the state.

The enforcement team visited locations including Whiteoak Estate 2, situated behind VGC, and Elite Garden Estate, developed by Bosmark Haven Properties Limited, also located behind VGC.

The affected areas, mostly within the Eti-Osa corridor, underscore the government’s broader effort to maintain environmental safety, promote orderly growth, and prevent residents from falling victim to unapproved real estate schemes across Lagos.
